Your High Desert Water Heater Team
John’s Plumbing and Rooter has repaired and installed High Desert water heaters since 2000. We are a family-owned, licensed plumbing contractor, and we handle water heaters for homes and businesses across Hesperia, Victorville, Apple Valley, Adelanto, Barstow, Big Bear, and the wider San Bernardino County. Repair, replacement, new installation, or an upgrade to tankless, we cover all of it. After more than two decades out here, there is not much we have not seen go wrong with a water heater.
Water heaters do not last forever. According to the U.S. Department of Energy, a traditional storage water heater typically lasts about 10 to 15 years. Out here, the hard High Desert water can shorten that, because the minerals settle into the tank as sediment, make the unit work harder, and wear it out faster. Knowing how old your unit is helps us tell you honestly whether a repair or a replacement is the smarter money.
We are straight with you about repair versus replacement. If your unit is newer and the fix is simple, we repair it. If it is near the end of its life and a repair only buys a little time, we will tell you that too, so you are not pouring money into a tank on its way out. We install quality units from trusted brands like Bradford White, Noritz, and Navien, and we give you the price before any work starts.
When you have no hot water or a leaking tank, that is close to an emergency, and we move fast, often the same day. We also offer water heater financing on bigger jobs so a sudden replacement does not have to wreck your budget, and we run specials on installs from time to time.

Our Water Heater Services
When your unit quits, leaks, or starts making noise, our water heater repair gets it diagnosed and fixed. From a bad thermostat or heating element to a failed valve or pilot, we find the cause and tell you straight whether a repair makes sense for the age of the unit.
When it is time for a new unit, our water heater installation and replacement service sizes it right and installs it to code. We often handle same-day water heater replacement, and we run a special on installs when one is available, so ask about current specials.
A tankless water heater heats water on demand, never runs out, and lasts longer than a tank, with brands like Noritz and Navien leading the way. Ask about our tankless installation special when you are ready to make the switch.
Signs Your Water Heater Needs Attention
No Hot Water
No hot water at all usually means a failed heating element, thermostat, or pilot on a gas unit. Some of these are quick water heater repairs, so call before you assume the whole unit is done.
Hot Water Runs Out Fast
If your hot water runs out faster than it used to, sediment buildup may be eating into the tank’s capacity, or the unit may simply be undersized for your household. We can flush it, repair it, or right-size a replacement. If the unit was sized for a smaller household than yours, no repair fixes that, only the right new unit will.
Water Heater Leaking
A water heater leaking from the tank itself usually cannot be repaired and means replacement is coming. Shut off the water to it and call us, and we will handle the water heater installation before a leaking tank floods the area around it.
Rumbling or Popping Noise
A water heater making noise, like rumbling or popping, is the sound of sediment hardened on the bottom of the tank. It makes the unit work harder and wear out sooner, and a flush may help if it is caught early.
Rusty or Discolored Water
Rusty or brown hot water can mean the tank is corroding from the inside. Once a tank rusts through, replacement is the only fix, so this is worth looking at sooner than later.
An Aging Unit
If your water heater is past the 10 to 15 year mark, it is on borrowed time. Planning a replacement before it fails beats an emergency swap after it floods the garage. We can check its age and condition and help you plan ahead instead of getting caught off guard.
Why Choose Us for Your Water Heater
- Quality Brands, Sized Right
We install trusted units from Bradford White, Noritz, and Navien, and we size them to your household so you get enough hot water without paying to heat more than you use. An oversized heater wastes energy, and an undersized one leaves you taking cold showers.
- Installed to Code
Water heaters involve gas, water, and venting, and a bad install is a safety risk. We install to code, with proper venting and connections, and pull permits where required. Done wrong, a water heater can become a carbon monoxide or flooding risk, so this is not the place to cut corners.
- Honest Repair or Replace
We do not upsell a new unit when a repair will do, and we will not patch a tank that is finished. You get the honest call based on the age and condition of your unit.
- Upfront Pricing and Financing
You get the price before work starts, the service fee credited toward the job, and financing on larger jobs so a sudden replacement does not have to break the bank.

Our family has trusted these guys with our plumbing for years and they always do great work! Had some plumbing issues with the toilet in the masterbath and they took care of it right away. Last year our hot water heater broke and they were able to replace it quickly and for a really affordable price. This week our garbage disposal broke and we knew exactly who to call! Highly recommend this company, especially Levi, who did a beautiful job on our hot water heater last year and on our sink and garbage disposal this week. Levi is very professional- he always does an awesome job and gets it done so fast! Thankyou, Levi/ John’s Plumbing & Rooter! You guys are the best! 🥳🫶🏻

Water Heater Questions
Don’t see your question? Call us directly — we’re happy to walk through any plumbing question before you commit to anything.
How long do water heaters last?
A traditional tank water heater usually lasts about 10 to 15 years, while a tankless unit can last 20 years or more. Hard High Desert water can shorten a tank’s life, so flushing it yearly and softening the water both help.
Should I repair or replace my water heater?
If the unit is under about 8 to 10 years old and the problem is a part like a thermostat or element, repair usually makes sense. If it is older, leaking from the tank, or needs a costly fix, replacement is the better value. We will give you the honest call.
Tankless vs traditional water heater, which is better?
A tankless water heater never runs out of hot water, lasts longer, and saves space and energy, but it costs more upfront. A traditional tank costs less to install. We help you weigh tankless vs traditional for your home and budget.
Do you offer same-day water heater replacement?
Often, yes. No hot water and leaking tanks are urgent, so call early and we will do our best to get you a same-day water heater replacement with a quality Bradford White, Noritz, or Navien unit.
