Leak Detection in Hesperia & the High Desert
Find the Hidden Leak, Not Your Walls
A hidden leak can run for weeks, driving up your bill and rotting your home before you ever see a drop. We use non-invasive water leak detection for homes and businesses across Hesperia, Victorville, Apple Valley, Adelanto, Barstow, Big Bear, and the rest of San Bernardino County, pinpointing the source instead of opening walls to guess. If the leak is under the foundation, that is a slab leak repair, and if it is in the buried supply line, that is water line repair.
Pinpoint Water Leak Detection for the High Desert
John’s Plumbing and Rooter has tracked down High Desert leaks since 2000. We are a family-owned, licensed plumbing contractor, and we provide water leak detection for homes, businesses, and municipal clients across Hesperia, Victorville, Apple Valley, Adelanto, Barstow, Big Bear, and the wider San Bernardino County. The goal is simple: find the exact spot, so the repair is small and your home stays intact. A precise find usually means one small access point instead of several.
Hidden leaks are not rare, and they are not cheap to ignore. According to the U.S. Environmental Protection Agency, the average household’s leaks can waste about 10,000 gallons of water a year, and a hidden water leak can rot framing and feed mold long before you notice it. Catching one early is the difference between a quick fix and a major repair.
The trick with a hidden leak is finding it without tearing the house apart. We use electronic leak detection, acoustic leak detection, and thermal imaging leak detection to locate water behind walls, under floors, and underground. That is how we pinpoint the leak location precisely instead of cutting open drywall to chase a guess. The right tool depends on where the leak is hiding, so we use whatever fits.
Once we find it, we show you what we found and lay out the repair options with the price up front, and the service fee is credited toward the work. A hidden leak can quickly become an emergency, which is why leak detection is part of our emergency plumbing service.

Signs of a Hidden Water Leak
Water Stains on Walls or Ceilings
A water leak in a wall or a ceiling water stain that keeps coming back is a clear sign water is escaping where you cannot see it. The stain is usually below or beside the actual leak, which is why pinpointing it matters. By the time it shows, the leak has often been running a while.
Your Meter Spins With Everything Off
If your water meter is spinning with everything off, water is moving somewhere it should not be. It is one of the most reliable signs of a hidden leak, and it is the basis of a simple test you can run yourself.
High Bill, No Visible Leak
A high water bill with no visible leak almost always means water is escaping out of sight, underground, behind a wall, or under the slab. The bill is the symptom; detection finds the cause. Comparing a few months of bills usually shows when the leak started.
A Musty or Mold Smell
A persistent mold smell from a water leak means moisture has been feeding mold somewhere hidden. Finding and drying the source is the only way to stop it for good.
The Sound of Running Water
Hearing water run when no fixture is on is a strong clue. Acoustic equipment lets us follow that sound to the exact spot the way ears alone cannot.
Warm Spots on the Floor
A warm spot on the floor can mean a hot-water line is leaking under the slab. That points toward a slab leak, and thermal imaging helps us confirm it.
How We Find Hidden Leaks
- Electronic Leak Detection
Electronic leak detection uses sensitive equipment to locate the pressure and moisture signatures of a leak inside a wall or under a floor. It narrows the search to a small area before we ever open anything. That keeps the search focused and the repair contained.
- Acoustic Leak Detection
Acoustic leak detection listens for the specific sound of water escaping a pressurized line. We follow that sound to the source, which is especially useful for leaks under concrete or underground. Pressurized leaks make a distinct sound our equipment can isolate.
- Thermal Imaging
Thermal imaging leak detection reads temperature differences to spot where water has spread behind a surface. It is a fast, non-invasive way to see a leak’s footprint without cutting anything.
- Non-Invasive and Precise
Put together, these tools give us non-invasive leak detection that lets us pinpoint the leak location to a small spot. We open only what we have to, which means a smaller repair and less to put back. You get the answer without living through a demolition.
Why Homeowners Choose Us
We Pinpoint It
Our whole approach is to find the exact spot before opening anything, so you are not paying to chase a leak through your walls and floors. Accuracy up front is what keeps the whole job small.
Less Damage, Smaller Repair
Non-invasive detection means we cut into the smallest possible area, which keeps the repair, and the cleanup, as small as the leak allows.
Fast When It Counts
An active leak is causing damage right now, so we respond quickly and find it fast, which is real water damage prevention rather than waiting and hoping.
Upfront Pricing, Service Fee Credited
You get the price before we start, and the service fee is credited toward the repair, with financing available if detection turns up a bigger job.
What to Expect From a Leak Inspection
We usually start at the water meter. With every fixture off, a meter that keeps moving confirms water is escaping somewhere, which tells us a hidden leak is real before we go looking for it.
From there we use electronic, acoustic, and thermal imaging tools to narrow the leak down to a precise spot, whether it is behind a wall, under the slab, or in the yard. We trace it without tearing the place apart, so the search itself does not create damage. We confirm the spot from more than one angle before we recommend opening anything.
Once we have pinpointed the leak location, we show you exactly where it is and what the repair involves, then give you the price before any work begins. You decide how to proceed with a clear picture, not a guess.

Why the High Desert's Hard Water Wears Out Your Plumbing
Hard water is the High Desert’s biggest hidden plumbing problem. The U.S. Geological Survey classifies water above 10.5 grains per gallon as “very hard,” and local supplies often run near 17 grains per gallon. That mineral load builds scale inside pipes, fixtures, and water heaters, which is why a water softener is our most-requested upgrade.
Local High Desert Water Hardness
grains per gallon — local supplies often run near this figure
Local High Desert Water Hardness
the federal standard — our water exceeds it by 60%
Typical Water Heater Lifespan
often cut to 5–7 years in hard-water areas without a softener
The Fix
Pair a softener with whole-house filtration and you've covered both the scale and the taste.
Here’s what that scale costs you. A standard tank water heater is built to last 8 to 12 years, but in hard-water areas it can fail years sooner as sediment and scale eat away at the tank. Softening your water protects that investment, keeps faucets and showerheads flowing, and cuts the soap and detergent you go through.
Removes calcium and magnesium before they build scale. Our most-requested upgrade for High Desert homeowners.

Leak Detection Questions
Don’t see your question? Call us directly — we’re happy to walk through any plumbing question before you commit to anything.
How do I find a hidden water leak?
The easiest first step in how to find a hidden water leak is the meter test: turn off everything that uses water and watch the meter. If it is still moving, you have a leak. From there, pinpointing the exact spot takes detection equipment, which is what we bring. The meter test tells you a leak exists; our gear tells you exactly where.
My water bill is high but I see no leak. Why?
A high water bill with no visible leak usually means water is escaping out of sight, in a wall, under the slab, or in the buried line. The water is going somewhere, and detection is how we find where.
How much does leak detection cost?
Leak detection cost depends on the size of the property and how hard the leak is to reach. We give you the price upfront, and the service fee is credited toward the repair, so the inspection is not money wasted. You will know the number before we begin.
Is leak detection non-invasive?
Mostly, yes. Non-invasive leak detection uses electronic, acoustic, and thermal tools to find the leak without opening walls. We only open up at the exact spot once we have pinpointed it.
Can a hidden leak cause mold?
Yes. A hidden water leak feeds moisture into framing and drywall, and that mold smell is often the first warning. Finding and fixing the leak early is real water damage prevention.
