Fast, Honest Water Heater Repair

John’s Plumbing and Rooter has repaired High Desert water heaters since 2000. We are a family-owned, licensed plumbing contractor, and we fix both gas and electric units for homes and businesses across Hesperia, Victorville, Apple Valley, Adelanto, Barstow, Big Bear, and the wider San Bernardino County. When your water heater is not working, you want it diagnosed right and fixed fast, and that is what we do.

Not every problem is worth repairing, and we will be straight with you about that. According to the U.S. Department of Energy, a storage water heater typically lasts about 10 to 15 years. If your unit is young and the fix is a part, a repair is the easy call. If it is near the end of that range and the repair is costly, we will tell you so you are not sinking money into a tank that is on its way out.

Most repairs come down to a handful of parts: a failed thermostat or heating element on an electric unit, a pilot, thermocouple, or gas valve on a gas unit, a leaking temperature and pressure valve, or sediment that has built up and started making noise. We carry common parts, service the major brands, and can handle Bradford White warranty service on covered units.

No hot water and active leaks are close to emergencies, so we offer same-day and after-hours water heater repair when you need it. You get the price before we start, the service fee credited toward the work, and water heater financing on larger jobs if a repair turns into a replacement.

Signs Your Water Heater Needs Repair

No Hot Water

A water heater not working at all, with no hot water, points to a failed element or thermostat on an electric unit, or a pilot, thermocouple, or gas valve issue on a gas unit. On electric units, a tripped reset button is sometimes the culprit, and a quick diagnosis tells us which.

Not Enough Hot Water

If you run out of hot water fast or it never gets hot enough, the cause is often a bad lower element, a failing thermostat, or sediment eating into the tank’s capacity. Many of these are repairable.

Water Heater Leaking

Where the leak shows up tells the story. A water heater leaking from top, usually a loose fitting, a valve, or a connection, can often be repaired. A water heater leaking from the bottom usually means the tank itself has failed, and that calls for a water heater replacement, not a repair.

Popping or Rumbling Noise

A water heater making popping noise or rumbling is sediment hardened on the bottom of the tank, boiling under the buildup. A flush often quiets it and helps the unit run better, if it is caught before the tank is damaged.

Pilot Light Keeps Going Out

If the water heater pilot light keeps going out, the usual suspect is a worn thermocouple or a dirty pilot assembly. It is a common, fixable repair, and one you should not keep relighting without getting it looked at.

Rusty Hot Water

Rusty hot water can mean a failing anode rod or a tank corroding from the inside. An anode rod is a cheap fix, but a rusting tank is a sign replacement is coming, so this one is worth checking early.

Common Repairs We Handle

On electric units, a bad thermostat or burned-out element is one of the most common causes of no hot water or lukewarm water. We handle water heater thermostat replacement and element replacement, and we check the reset button while we are at it.

On gas units, a pilot that will not stay lit, a worn thermocouple, or a faulty gas valve stops the burner from firing. We diagnose and replace the failed part to get the burner working safely again.

A drip at the top often traces to the temperature and pressure relief valve, the cold and hot connections, or the inlet valve. We find the source and repair it, or flag it if the leak is the tank itself.

Hard High Desert water leaves sediment that makes noise, steals capacity, and wears the unit out. A flush clears it and can extend the life of a unit that is otherwise sound.

Why Homeowners Choose Us

Same-Day and After-Hours

No hot water and leaks do not keep business hours, so neither do we. We offer same-day water heater repair and after-hours water heater repair for urgent problems.

Honest Repair or Replace

We will not sell you a new unit when a part will fix it, and we will not patch a tank that is finished. You get the honest call based on the age and condition of your water heater.

Brand and Warranty Service

We service the major brands and can handle Bradford White warranty service on covered units, so a part still under warranty does not cost you more than it should.

Upfront Pricing and Financing

You get the price before work starts, the service fee credited toward the job, and financing if a repair turns into a full replacement.

What to Expect From Your Repair

We start by diagnosing the actual problem instead of guessing. We check the unit’s age, the symptoms, and the failed component, whether that is an element, a thermostat, a thermocouple, a valve, or sediment, and we confirm what is really going on before we quote anything.

Then we give you the price and the honest recommendation. If a repair is the right move, we carry common parts and often fix it on the same visit. If the unit is old enough or damaged enough that a repair only buys a little time, we will tell you that plainly and lay out replacement options so you can choose with the full picture.

Once the repair is done, we test the unit to confirm it heats correctly and holds, and we make sure it is operating safely before we leave. If a water heater replacement turns out to be the smarter call, we can often handle that the same day too.

Related Plumbing Services

When repair no longer makes sense, our water heater installation and replacement service steps in, often the same day.

Upgrading instead of repairing? A tankless water heater never runs out and lasts longer.

Hard water shortens a heater’s life. Water softeners protect your next unit from sediment.

Why the High Desert's Hard Water Wears Out Your Plumbing

Hard water is the High Desert’s biggest hidden plumbing problem. The U.S. Geological Survey classifies water above 10.5 grains per gallon as “very hard,” and local supplies often run near 17 grains per gallon. That mineral load builds scale inside pipes, fixtures, and water heaters, which is why a water softener is our most-requested upgrade.

The Fix

Pair a softener with whole-house filtration and you've covered both the scale and the taste.

Here’s what that scale costs you. A standard tank water heater is built to last 8 to 12 years, but in hard-water areas it can fail years sooner as sediment and scale eat away at the tank. Softening your water protects that investment, keeps faucets and showerheads flowing, and cuts the soap and detergent you go through.

Don't Just Take Our Word for It

Our family has trusted these guys with our plumbing for years and they always do great work! Had some plumbing issues with the toilet in the masterbath and they took care of it right away. Last year our hot water heater broke and they were able to replace it quickly and for a really affordable price. This week our garbage disposal broke and we knew exactly who to call!

Highly recommend this company, especially Levi, who did a beautiful job on our hot water heater last year and on our sink and garbage disposal this week. Levi is very professional- he always does an awesome job and gets it done so fast! Thankyou, Levi/ John’s Plumbing & Rooter! You guys are the best! 🥳🫶🏻

Levi fixed our interior leak, our copper pipe in the master bathroom, angle stops/shut off valves, the ball valve and water pressure regulator. He explained everything he was doing as my husband and I watched. He was very patient with our questions and communication was always open. He got our water running and made sure any defects were addressed. Very grateful for his work!

John’s plumbing was excellent, Levi showed up within an hour and got my backed up drain cleared. Awesome customer service, Levi was very thorough and explained what he was doing and what could’ve caused my backup. Definitely recommend John’s plumbing.

This company was amazing, I called them for an emergency call due to a PCV pipe busting in my backyard. John had Levi out here in less then an hour and was able to get the job done in 30 minutes. I would highly recommend them for any related service needs.

This company was very affordable when I needed some work done on the weekend. The employee, Levi, was very professional and did quality work. Five stars.

Our kitchen flooded. Edgar called and came out earlier than scheduled and we needed him. He went right to work, explained the challenges, and solved them completely. Our kitchen is fixed and we have a beautiful new faucet too. Thank you John’s Plumbing!
We feel the price was quite reasonable. Actually, Edgar went beyond our expectations.

Water Heater Repair Questions

Don’t see your question? Call us directly — we’re happy to walk through any plumbing question before you commit to anything.

How much does water heater repair cost?

Water heater repair cost depends on the part that failed and whether it is a gas or electric unit. A thermostat, element, or thermocouple is an affordable fix, while a major component on an old tank may point toward replacement. We give you the price upfront, with the service fee credited toward the work.

If your unit is under about 8 to 10 years old and the fix is a part, repair usually makes sense. If it is older, leaking from the tank, or facing a costly repair, a water heater replacement is the better value. We give you the honest call rather than the expensive one.

A small drip from a valve or fitting is usually not urgent, but a tank leaking from the bottom can flood fast and should be handled right away. If yours is leaking from the bottom, shut off the water to it and call us.

Yes. No hot water and active leaks are urgent, so we offer same-day water heater repair and after-hours service. Call early and we will do our best to get to you quickly.

Usually, yes. A pilot that will not stay lit is most often a worn thermocouple or a dirty pilot, both common repairs. Do not keep relighting it repeatedly, have it looked at so a small fix does not turn into a bigger problem.
